Woodstock Road Flat
Complete refurbishment of a one bedroom studio flat in Finsbury Park, north London.

Light flows freely throughout the building.
We placed the dinning table in front of the bay window, making the most of the natural light. The ceiling rose, mouldings and 50’s style chandelier bring more character to the property.
A simple made to order piece of furniture to hang coats and hats works as a divider, giving a bit of privacy to the main living space. A sofa bed brings extra sleeping area for occasional guests.
Small but perfectly formed, the kitchen is open plan, with a mixture of cupboards and open storage.

Overview
The client is a female who currently lives in Hertfordshire. She acquired the flat for work. She likes rich colours and properties with character.
The original layout made the flat even more petite, producing just one decent room at the front of the property. The side corridor was dark and dingy, with no access to natural light.
The flat will be used as a rental property eventually.
The property is a lower ground floor flat of 37.9 SQ M ( 408 SQ FT), set on the corner of a road of terraced victorian houses. It was bought at auction and required plenty of work including a new kitchen, bathroom, double glazed windows and structural alterations.
Brief
- Maximise the space available
- Work around the awkward angle of the walls
- Add a separate bedroom
- Bring as much light inside the flat as possible
Proposal
Restoring the original charm of the old victorian building, whilst using a more contemporary colour scheme.
The first step was to remove the corridor , opening the circulation to the middle of the property and allowing the light to flow freely through the building.
The bathroom was dismantled and a wet room was placed on the other side of the building.
Removing the plasterboard ceiling added an extra foot to the ceiling height on the main room.
Victorian details like ceiling moulding , ceiling roses and tall skirting boards were added to try to reproduce the original features that were long lost.
Budget
The biggest chunk of the budget was used in structural and architectural fixtures, new double glazed sliding doors to the rear, new bathroom, kitchen, wood flooring throughout, fireplace and so forth.
As a compromise most of the furniture had to be bought from local second-hand shops or from IKEA and painted accordingly the proposed colour scheme.
Before and After plans. The removal of internal walls produced rooms with a more pleasing geometry, to avoid the uncomfortable feeling of being swallow by the angled walls.
